Will you be listing my house on the MLS - or actually buying it?

Do you pay fair prices for properties?

A: Many of the houses we purchase are below market value. In many cases an owner may not be in a position to repair a property to the standards a potential buyer's mortgage company would approve. Meaning, they can't sell the house as-is through conventional means because it simply won't appraise or pass inspection. But they also don't have the money to make repairs, so the property continues to deteriorate. That harms them and the overall values in the neighborhood. That's why they appreciate that we can offer cash, they don't have to clean or vacate for open houses, they don't have to invest time, money, or effort to make repairs. They don't have to subtract buyer or seller real estate agent fees or closing costs from the sale of the house. And we close very quickly - or on your timeline - without waiting to see if buyer financing comes through or falls through. 

How do you determine the price you offer on my house?

A: Great Q again! We're an open book with a very straightforward process. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses in your neighborhood that have sold within the last few months. As you know, the pandemic pushed prices up but since then high interest rates have pushed both prices and demand down. With inflation and other economic uncertainties, there is still downward pressure on prices. We take many pieces of information into consideration... and come up with a fair price that works for us and works for you, too. (And remember, when you sell to us, you don't have to subtract repair costs, agent commissions, and closing costs from the sale amount!)

Are there any fees or commissions to work with you?

A: THIS is what makes us stand out from the traditional method of selling your house! If your house has not yet been listed with an agent, then  there are NO fees or commission costs when you sell your house to us. We make you an offer, and if it's a fit then we'll buy your house. How are you different from a real estate agent?

A: Real estate agents list properties and hope that someone will buy them. An agent schedules open houses (so you and any kids or pets have to be out of the house AND you have to keep it clean all the time) and shows your home to prospective buyers; the average time to sell a property in many markets right now isn't speedy. Next, as the seller, you actually shoulder the cost of commission of your agent and the buyer's agent. For instance, if you sell your house with a realtor and get your asking price of $175K, you will subtract $10,500 (6%) just for commission. And you will still have closing costs, repair costs, cleaning costs - and a time and energy factor to deal with. Agents provide a great service to prospective buyers who love to house-hunt and window-shop, but it comes at a not-insignificant price for sellers. THAT'S WHERE WE ARE DIFFERENT.  We're home buyers.
